USEFUL INFORMATION - Choose the right holiday home
First of all, it is important to clear up your mind:
what kind of house you are looking for, for how many people, which class, which is your budget, what is the destination you would like to visit, which kind of services and features you expect to find at your disposal?
In this way, your holiday will be exactly as you have dreamt it.
You have two options for making the right choice:
you can take advantage of our personal knowledge of the houses (which have all been visited by our staff), and of our experience, by contacting our operators (Tel. +39 0571 675200 - e-mail: booking@posarellivillas.com), who will indicate you the most suitable lodgings according to your personal needs, or you can use our search engine ("search" section of our website www.posarellivillas.com). |

| It is an easy and user-friendly system, and here follow, step by step, the manual with its functions: |

Choose your destination: Select your destination (region or area you are interested in) by clicking it on the list. |

Search by property name: If you already know the name of house you are interested in, you can dial the name in this space - Name: If you do not remember the complete name of the house you are trying to recall, it will be sufficient to dial the first two or three letters of the name of house, and the "%" symbol. You will get a list of properties including the letters you have dialed in their names.
Ex: If you dial "monte%", you will get a list of properties including Montegufoni, Montegonzi ? |

Select period: Select your arrival and departure date (MM/DD/YEAR). The list of houses you will get will include all he available lodgings for the selected period, with the selected characteristics and will exclude the occupied houses. |

Select the budget range: Here you are able to select the price-range you are interested in. There are three price ranges:
» Low: Up to € 20,00 per person, per day
» Medium: Up to € 30,00 per person, per day
» High: Over € 30,00 per person, per day |

Class selection: This function is particularly important, because it allows you to select your holiday home according to the class of comfort we have given our houses, following different criteria: position, furniture, quietness, services? The rating grows form 1 (the most simple houses) to 5 (the maximum rating, according to all our criteria) |

Property features: Here you should indicate the maximum number of people the house needs to accomodate. You can also go deeper in detail and indicate how many bedrooms you will need (Bedrooms #:) and how many bathrooms (Bathrooms #:). |

Select features: Here you can select the features you would like to find both in the property (shared swimming pool, golf, close to the beach?), and in the unit, villa or apartment you are going to rent for your holidays (TV, heating, private garden, dishwasher...) |

Further important details?
Office hours: Our office is open from 9.00 a.m. to 1.00 p.m. and from 2.00 p.m. to 6.00 p.m., from Monday to Friday. On Saturdays, you can reach us on our "Emergency Number" (+39 338 4111387)
Arrival: Our weekly rentals are from Saturday to Saturday: arrivals from 5.00 p.m. to 8.00 p.m.
Departure: from 8.00 a.m. to 10.00 a.m. the next Saturday morning.
For short stays (2-3 nights) or longer stays (ex. 10 days), with a "not Saturday" arrival or departure day, you must arrange check-in and check-out timing with us, or directly with the owner before your arrival.
Deposit: The deposit is obligatory and must be paid in cash or credit card (where available), directly to the owner or his/her representative on your arrival day. The owner will give it back to you at your departure. The owner will deduct extra costs, or possible damage costs caused to the apartment during your stay. The owner or his representative can deny the access to the property, if the deposit is not paid.
Final cleaning: Final cleaning costs are always extra (unless otherwise specified in the property description). The information on costs for final cleaning are given under the column "unit policies" and on your rental voucher. The owner will deduct the costs of final cleaning from the deposit.
Heating: Heating costs are always extra (unless differently specified in the property description). In Italy, the use of the heating is allowed from November 1st to the end of April. The use of heating outside these periods must be agreed with the owner. Heating costs can be forfait (a fixed daily/weekly price) or according to consumption: in this case, the owner will read and calculate the usage of heating together with you upon arrival and departure.
Swimming pool: The opening period of swimming pools and their size (where available) is given in each property description.
Linen: Linen, towels and kitchen linen are provided by the property owner and changed on a weekly base.
If you wish extra change of linen, you will have to arrange it with us, or directly with the owner.
Pool towels are not supplied (unless otherwise specified).
Pets: Pets are allowed only in properties where it is stated in the description. We kindly suggest you to specify, at confirmation of your booking, what kind of pet you will take with you (dog, cat, parrot...) and - possibly - his/her size.
Complains or troubles with the properties: If unfortunately you have any problem with the property, it is necessary that you advise us as soon as possible, so that we will immediately intervene.
We will do our best to solve any problem you might have, but - if unfortunately this is not possible - we will supply you with another property of same or superior standard (limited only by availability of the house).

Cancellations: In case of cancellation, we warmly suggest you to view the art.#14 of our general letting conditions, where the penalties are specified.
We also suggest you to make a personal cancellation insurance, which will cover all the expenses, in case of cancellation of your trip. |
